In addition to the portion of fence that is currently down, several other areas of the fence have been identified as needing proactive attention as well. Work was set to begin this past Monday, but due to all the rain we've received already, in addition to what is still predicted, the repairs have been postponed until next Monday (8/27) -- weather permitting.
It is IMPERATIVE that affected unit owners refrain from using their front entrances during the repair process, and instead utilize the door in their garage.

Would you like your windows washed? On behalf of the community, The Board has again secured a rate of $30/unit with Service Building Maintenance Inc. (SBM), to wash all of the exterior window glass on your unit -- excluding sliding patio/balcony doors. Just like last year, for $60/unit, you can have both the insides & outsides of your windows washed. All interested homeowners should contact SBM directly at: 630-530-5272, and ask for Susie.
Note: Since the screens that cover your windows can only be removed from the inside, it will be your responsibility to have them removed prior to SBM's arrival, or you risk not having your windows cleaned. Also, if you are having the insides of your windows cleaned, please remember to make sure that the areas in front of your windows are clear so the workmen have easy access.
As a reminder, window washing is a homeowner expense, and is not subsidized by the Association.
In order for the work to begin, a minimum of 20 owners must sign up. Therefore, if you are interested in participating, please contact Susie immediately for an appointment. Assuming at least 20 units sign up, SBM will attempt to clean all units on June 14.
If it rains on the 14th, the make-up day will be the 15th. |

| 2006-09-22 :: Results of the September 19 meeting. |
 |
The Supplemental Assessment of $50,000 for the painting and caulking of the community, was unanimously approved by the Board of Directors at the meeting on Tuesday, September 19. Residents will soon be receiving a customized statement regarding the payment of their portion of the assessment.
The value of each unit's assessment was calculated according to each unit owner's percentage of ownership. Residents will have the option of either submitting a single lump sum payment, due October 1, 2006 -or- may elect to pay their assessment in three equal installments due October 1, November 1 and December 1. Residents electing to take advantage of the installment payment option, will also be charged a one-time $25.00 ‘installment payment service fee,’ which will be due along with the first payment on October 1, 2006.
At the meeting, a brief bit of confusion arose with regards to the 'installment payment service fee'. The Board began entertaining various options, but in the end, reverted back to what was originally stated in the letter that was mailed to residents on August 16. Additionally, those details may have also been misinterpreted slightly. So, as stated above, this is how it is going to work: if a resident wishes to pay the assessment in three equal installments, they will be charged an additional, one-time $25 'installment payment service fee'. If a single lump sum payment is made, there is no service fee. The Board apologizes for any confusion that may have arisen with regards to this subject at the meeting.
Lastly, if you currently pay your monthly assessments via an electronic debit, you will also be able to have your portion of the supplemental assessment debited electronically as well - either as a lump sum, or in installments. If you would like to have your portion of the supplemental assessment electronically debited, you must contact Isela in writing -- NO LATER than October 2 -- once you receive your billing statement. |

| 2006-09-22 :: Painting Details. |

| The painting and caulking of all buildings within the community is now in full swing. Elements to be painted include all: wood fascia, window trim, columns, balcony railings, garage door trim and any other painted trim boards. Additionally, the black metal railings that lead up to all second floor entrances also will be painted. Caulking will occur around all windows and doors. The project is expected to take approximately 6-8 weeks. Weather permitting, the painters will be working Monday-Saturday. Please be advised that daily work will typically commence as early as 7:00AM, and will conclude as late as 7:00PM. |

| 2006-09-22 :: Deck Refinishing Opportunity. |

For those residents who live in a unit that has an attached second floor wood deck, the Board would like to present you with a special opportunity to have the wood floor of your deck refinished. As per the Declarations of Condominium Ownership, ‘each unit owner shall at his sole expense, be responsible for repair, maintenance and appearance of the decks.’ Thus, for all those interested, the Board has secured a low rate of $230 to have your deck power washed, and then restained/refinished.
If you are interested in having your deck refinished, please contact Jamie Oechsle (pronounced “Ox-lee”) of ARO Services at: 847-356-0425, no later than October 6, 2006 to schedule your unit. If Jamie is out of the office, please leave him a voicemail indicating that you are interested in having your deck refinished along with your name, address, and telephone number. Jamie will contact you a few days prior to your deck being scheduled for refinishing. Please note that it will be your responsibility to remove everything off of your deck prior to work commencing. Again, this is not an Association expense, and you will be billed directly by ARO Services should you wish to take advantage of this offer. |

The Villas asphalt repair project will begin on Monday, July 10. All of the 'wood chip divots' in between everyone's garage doors will be dug out, and filled in with asphalt. On the Western side of the property, large asphalt pads will also be constructed where the wood chips meet the street - in between the buildings. Additionally, large flagstone stepping pavers will be installed in order to create walkable paths from the back alley to the spot where the sidewalks end in between the Briarwood entryways.
Please use extreme caution when entering or exiting your garages while the repair work is underway. If everything proceeds as expected and the weather cooperates, the work should take approximately 5 days to complete. |

After receiving an anonymous tip, The Board would like to recognize and thank the Klein family (#480) for all the work they did, a few weekends ago, down by the pond. As a result of a night/morning of high winds, loose garbage was found scattered all around the banks of the pond. The Klein family selflessly donated their time, and effort, and cleaned up the affected areas.
Having caring neighbors like these, who take pride in the community, make The Villas an even more enjoyable place to live.

| 2005-11-30 :: Reserve Study Underway. |

Yesterday morning, the President and Management met with a reserve study engineer on the property. In effort to maximize the value of the study, much of the meeting (which lasted a few hours) was spent walking the property, discussing and observing specific elements / construction details that the Board believes should also be included in the property's analysis.
Once the study is complete, the Board will engage in a dialog with the engineers to proof the reports, prior to final acceptance.
A 'reserve study' is an in-depth physical analysis of everything on the property. The report generated as a result of the study becomes an important reference tool that the Board can utilize when planning for future expenses / reserve funding. |

It is unfortunate that again, we must bring you news of another tree that has been vandalized -- most likely by the same individual(s) that cut down the previous three. Today, one of the landscapers noticed a large slash in the trunk of a tree by the pond. Being that the cut was done on the back side of the tree, the only way to see it, is to stand behind the tree with your back to the pond. Police were called, and another report was filed by the President of the Association.
While the Police were unable to determine with any accuracy, when the cut had been made, they do believe it was done using a power saw. The last three trees to be cut down exhibited a pattern of multiple cuts. Based on the shallow depth of this cut, the landscaper does not believe the tree will fall or die.
Please keep your eyes and ears open. The perpetrator(s) of such wasteful acts must be caught. At the President's request, the Police will be conducting extra random patrols through the neighborhood. |

This morning, our third tree was chopped down, and was discovered lying in the middle of the Western alley (along the railroad tracks).
PLEASE BE ON THE LOOKOUT FOR ANY SUSPICIOUS ACTIVITY. We don't know whether this is the work of a bored group of kids, or a single individual. If you hear or see anything, please contact a board member or the Management company IMMEDIATELY. The perpetrator(s) of such wasteful vandalism must be caught, as they have already cost the associations several thousand dollars in damages.
With regards to today's incident, the Police were called, and an additional report has been filed. The manner in which this tree was cut down appears to be very similar in nature to the way the previous two were cut. If anybody has any information as to whom the vandal(s) may be, they are URGED to call the Deerfield Police: 847-945-8636. Reference case# 05-8888.

Earlier in the week you may have received a notice from Chicagoland stating that garbage pickups take place on Wednesday and Friday. It was partially correct. The primary garbage & recycling pickup occurs on Fridays, but you may also contact the Village, and for an extra fee, receive a garbage (only) pickup on Tuesdays.
Note: Following a federal holiday, weekly services are pushed back one calendar day (to Wednesday/Saturday), and resume as normal the following week. |

Would you like your windows washed? On behalf of the community, The Board has secured a rate of $30/unit with Service Building Maintenance Inc. (SBM), to wash all of the exterior window glass on your unit -- excluding balconies. All interested homeowners should contact SBM directly at: 630-530-5272, and ask for Susie.
Note: Since the screens that cover your windows can only be removed from the inside, it will be your responsibility to have them removed prior to SBM's arrival, or you risk not having your windows cleaned.
As a reminder, window washing is a homeowner expense, and is not subsidized by the Association.
If you are interested in participating, do not hesitate to contact Susie for an appointment.

The fireworks at the Deerfield High School will begin at approximately 9:15PM on Sunday, July 3rd. Gates open at 5:00pm for picnics, food, and live entertainment. Due to the dry conditions, no sparklers, barbeque grills or open flames will be allowed into the event.
Deerfield's 4th of July parade begins at noon on Monday. Visit Jewett Park before and after the parade for food, crafts, children's games and rides. |

Last year, a tree on the South bank of the Pond, located between the Villas and the Condo Building, was found one morning, chopped down and laying in the driveway. That tree was replaced less than two weeks ago with a vibrant, healthy new tree, and now it too has suffered the same fate.
Yesterday afternoon, our brand new tree was discovered lying in the middle of the driveway, CHOPPED DOWN!
The Police were called, and an additional report has been filed. If anybody has any information as to whom the vandal(s) may be, they are URGED to call the Deerfield Police: 847-945-8636. Reference case# 05-4698.
PLEASE BE ON THE LOOKOUT FOR ANY SUSPICIOUS ACTIVITY. We don't know whether this is the work of a bored group of kids, or a single individual. If you hear or see anything, please contact a board member or the Management company IMMEDIATELY. The perpetrator(s) of such wasteful vandalism must be caught, as they have already cost the associations several thousand dollars in damages.

This Saturday & Sunday (June 11-12), approximately 100 artists from all over the United States will once again showcase their fine art, sculptures, textiles, jewelry, crafts and other works of art in the heart of Deerfield. Rain or shine, the festival will be located in the commuter parking lot on the North West corner of the Deerfield Road, Robert York Avenue intersection.
Festival Hours: 10am-5pm. Admission is free.
Friday evening, June 10, there will also be a special preview reception held at the Deerfield Metra station. The preview will run from 6pm-9pm, and admission is $15/person. Tickets for the preview must be purchased in advance, and are available at the Deerfield Village Hall, or by calling: 847-945-5000.

The Village of Deerfield has a relatively new telephone alert system called the "Communicator." Sign up, and in the event of a city-wide alert/emergency, you'll receive an automated telephone call containing an official prerecorded message detailing the situation.
Note: The city will not accept cellular phone numbers. If you submit a cell number in place of a residential or business number, you will receive a call from the Deerfield Police department requesting that you provide them with a 'land-line' number.

| There was a small fire on the deck of a Carlyle unit yesterday. Luckily, a potentially dangerous situation was averted by an alert neighbor, and the fire was quickly extinguished by the Deerfield Fire Department. Last night, a Deerfield Police officer drove through The Villas of South Commons and ticketed every car that was parked on the street. Most of the cars were mistakenly cited for 'illegally parking on a village street from 2-6am.'
Jacob Rosenfeld, President of the Association, visited the Police department just after noon, and spoke to a few of the officers on duty regarding the tickets. After a brief discussion, it appeared that the officer who wrote the tickets last night (citing cars parked illegally during the above mentioned hours), was not aware that South Commons Court is a privately maintained street. Thus, those tickets were written in error.
If you possess such a ticket, simply bring it to the Police Department, and they will dismiss it immediately. |
