| 2010-06-06 :: Sealcoating Phase 2 Reminder |

Reminder: The sealcoating phase 2 (the "out lane"/ East side of the street + all of the East Alleys) will begin tomorrow at 1:00PM, weather permitting. If you need to have access to your car (while the streets/alleys are roped off), and your street address ends in an odd number, please make sure that you move it out of the garage and park it on the street -- Robert York Ave. or The Villas "In" lane.
The final phase which includes sealcoating the rear Western alley should take place on Wednesday, June 9, weather permitting. If you need to have access to your car (while the alley is roped off), and your street address ends in an even number, please make sure that you move it out of the garage and park it on the street -- Robert York Ave. or South Commons Court. |

| This is a reminder to those residents that have signed up with Service Building Maintenance (SBM) to have their windows cleaned. The cleanings will take place Thursday and Friday (6/3-6/4). Please remember to remove your screens prior SBM's arrival. If you haven't scheduled yet, and would still like to, you can contact SBM at: 630-530-5272. The cost is $30 inside, $30 outside. |

| Reminder: The sealcoating will begin tomorrow, weather permitting. While there is rain forecast for the morning, the sealcoating may begin as soon as it stops. | 2010-03-21 :: Amended Rules/Regs Passed |
|
| At the last public meeting, the Directors passed the amended Rules & Regulations for the Villas of South Commons. In effort to make our community a better place to live, the new Rules & Regs address several matters that have continually surfaced within the community. Issues having to do with garbage, leasing, lights, parking, dogs, and "for sale" signage (among others) have now been more clearly defined. In turn, a new fine structure is in place for those residents that choose to ignore the Rules. Please take some time to familiarize yourselves with the new document. The new Amended Rules have been posted at the bottom of the Community Documents page for your review, and will be incorporated into the overall Declaration (PDF) document shortly. |

| Several asphalt/street repairs will be taking place over the course of the next 10 days. While the majority of the work will occur in the small alleys on the eastern side of the property, there will be some curb/asphalt repairs occuring on the southwestern end of the property as well. Residents are advised to use caution when entering/exiting The Villas while this work is taking place. |

| 2009-08-07 :: Window Washing - August 14 & 17 |
|
Would you like your windows washed? On behalf of the community, The Board has again secured a rate of $30 with Service Building Maintenance Inc. (SBM), to wash all of the exterior window glass on your unit. Additionally, for $60, you can have both the insides & outsides of your windows washed. All interested homeowners should contact SBM directly at: 630-530-5272, and ask for either Susie or Cherie.
Note: Since the screens that cover your windows can only be removed from the inside, it will be your responsibility to have them removed prior to SBM's arrival, or you risk not having your windows cleaned. Also, if you are having the insides of your windows cleaned, please remember to make sure that the areas in front of your windows are clear so the workmen have easy access.
As a reminder, window washing is a homeowner expense, and is not subsidized by the Association. Payment is due [COD] immediately upon completion of the cleaning.
If you are interested in participating, please contact Susie or Cherie immediately for an appointment. SBM will attempt to clean all units on August 14 & 17.

| 2009-04-15 :: New Management |
|
Please be advised that after receiving much feedback from homeowners, the Board began seeking out proposals from various management companies to see if it could improve upon the level of services being provided to our community. After a thorough search during which we interviewed a number of organizations, the Board concluded that there were more attractive alternatives available. On March 27, 2009, we notified our current provider, Chicagoland Management & Realty, that we were not renewing their contract. Chicagoland's last day to provide services is April 30, 2009.
The Board is pleased to announce the hiring of Vanguard Community Management, effective May 1, 2009, as our new property manager. We believe that Vanguard will provide a much more proactive service than we have been receiving. We solicited feedback from a number of their current and former clients, and Vanguard appears to routinely provide a better level of service than our current provider. Additionally, the Board was also able to negotiate a contract more favorable to the community than we had previously.
While we expect to formally introduce Vanguard Community Management at the annual meeting on Wednesday, May 27, they will be introducing themselves in a welcome packet to be distributed within the next week or so.

| Last night, the Board of Directors approved the 2009 operating budget. Managemnet is preparing the assessment coupon booklets and they should be in the mail to you soon. |

| 2008-12-17 :: Signs Stolen. |
|
| It was noted last night at the Board meeting that 2 street signs have been unbolted and removed sometime during the last 5 weeks. As you enter The Villas, there is a sign post in the center island (approx. 5' tall) that contained two signs: "Caution, Children at Play" and "15 MPH". The "Caution, Children at Play" sign was removed, and additionally, a "No Tresspassing Sign" located directly across the street (next to the pond) was stolen as well. If you have any information regarding who took the signs or where they are, please contact the Board. |
